Our clients purchased this warehouse, a 49-foot wide lot, intending to utilize the existing structure and build new above, to blend old with a cool modernism.
The massing created was a 5-story structure of full floor residences, a private lower level garage below.
New stairs, elevator, large terraces (front and back), loft ceiling heights and a completely open interior approach was a mandate by our clients.
The existing structure was carried up into the 3 additional floors and created the modular layout that achieved residential ingredients necessary that flow into each other.
Warehouse, meets Residential Loft/Brownstone/Modernist Hip, became the undertone of both inside and out.
3-stories of an appreciably timeless brick façade, culminating in a 2-story black gunmetal modular industrial top, creates the blend of contrast and contradiction our clients desired.
More subdued along Wagner, the structure then ‘soars’ on its precipice overlooking the Mississippi, with its 85-foot glass stairway reaching for the sky and seen for miles from the slow-moving river below.
The design achieves its aesthetic/ functional goals, fitting into the new Memphis neighborhood, while setting the bar at a higher level for those who follow.
