Located in the heart of Jersey City’s main corporate thoroughfare and Hudson River downtown waterfront, SPECTOR’s proposed concept will transport the original building design into the forefront of the Jersey City/Downtown Manhattan’s architectural iconic symbols.
The existing 1970’s routine precast, stone and glass exterior wall will be restored with a new glazing and curtain wall facade, environmentally conscious punch windows and white crystal quartz stone panels. One of the designs main features calls for the front glass curtain wall façade to rise six-stories higher than the building to create a more dynamic presence on Montgomery Street and to the waterfront.
The building will be identified at its top with a new 3-story white transparent etched glass penthouse pavilion. At night its signature “30” will dominate the skyline. The building currently only houses offices. Spector’s design adds a new 2-story lobby and retail arcade, a gourmet restaurant pavilion, conference and fitness centers, outdoor terraces, and exterior / interior rooftop event space – all with spectacular views of downtown Manhattan, Ellis Island and the Statue of Liberty.
